Myth #1: It’s a new home and I don’t need a real estate agent; the sales office will handle the whole transaction.
Ouch! That’s called dual agency and is NOT in your best interests at all. The sales office represents the builder and they get paid by the builder. How well are they going to represent you to make sure that you get the best deal? It may seem simpler to a buyer to have the builder’s sales staff handle the paperwork but remember that they are representing the builder’s best interests and not yours. The fact is that new home builders welcome buyers with real estate agents and are happy to pay them a commission when they bring home buyers to their new developments. Builders know that real estate agents are the life blood of new as well as resale homes and when they work with Realtors it helps them to sell their homes faster. It may surprise you to know that more than 1/2 of all new home sales today are done with an agent representing the buyer!
Myth #2 New home prices are non-negotiable
A real estate agent can many times negotiate a much lower price for you on a new home than you can get in the sales office by yourself? How does saving $100,000 on a $1 million home sound?
